Carmel Valley is continuing to search for stability. Prices remain soft with both median and average sales prices down for the year. On a positive note, the Days on Market are down as well as the number of homes currently for sale. Carmel Valley Market Action Report – July 2011 YTD

As compared to a much improved Carmel market, Carmel Valley still has to work out the inventory and slow demand.  Initial signs of improvement will come in the higher demand areas of Quail Lodge and Carmel Valley Ranch. An early indication of better times on the horizon are the numbers of showings and inquiries. While anecdotal in terms of  confirmed data, we are  seeing  increased activity at open houses which usually leads to increased sales.
