Let’s take a look at the MLS sales in the Dunes over the years. 13 sales in 2018 for an average sale price of $709,000. 6 sales in 2019 for an average sale price of $745,000. 15 sales in 2020 for an average sale price of $819,500. 11 sales in 2021 at an average of $867,000, so about 18% appreciation over four years on MLS transactions. So far in 2022, there have been two public sales for an average of $1,032,000 and at an average of $503 per square foot I believe this community offers a great value for a variety of buyers.
You get an almost new home if you buy a resale, or you can sign up for a new model since they are building more. These are more expensive, but a buyer can customize it exactly how they want and it is brand new. The location is very convenient – very close to Highway 1 and without road noise, a mile to the beach with a walking path, a quick walk to target and the new fast casual restaurants in Marina, as well as the Movie theatre. There are no grocery stores yet, but with all the new construction going on, we see a bright future for the Dunes as a great value for your dollar. Seaside’s average price per square foot over the last 90 days is $615 with an average year built of 1965 – these are smaller homes, but it’s worth considering for investors looking to 1031 exchange and generate great rents for 18 months before moving in, move-up buyers looking for more space, or Silicon Valley buyers looking for something turn key and a quick jump onto Highway 1 to get to the office.
If you have been considering a new home, we are happy to show you the new construction market on our peninsula!
